Carriage Wood Cove Private Residence
This is a custom home featuring suspended garage slabs with a golf simulator underneath the garage requiring 16’-18’ foundation walls to provide adequate height for the simulator. This was a timber-wood featured project. Originally the design required 26’ foundation walls for a basketball court that Focus Engineering & Surveying designed for, but upon finding that the grading proved impossible to work with due to sandy soils at the site, Focus Engineering & Surveying’s structural team worked overnight redesigning the structure to meet the needs of their builder to keep them on schedule as well as ensure a great design that was cost effective. Eventually the design included 18’ foundation walls for a golf simulator on the opposite side of the structure that retained soil and included a wood-sheathed basement sub-floor. Field adjustments came up during the construction process that required innovative design on the part of Focus Engineering & Surveying’s structural team for which they responded immediately to keep the project moving forward and on schedule.
