Partner Profile: Ivory Development
While Ivory Homes is widely known for the homes it builds, each project begins with a development team focused on land planning, entitlement strategy, and long-term community value. This team is Ivory Development, an affiliate of Ivory Homes that plays a critical role in shaping how sites are evaluated, planned, and transformed into livable communities throughout Utah.
FOCUS Consulting recently spoke with Jackson Haslam of Ivory Development to better understand how their process supports successful projects from concept through completion.
A Development Approach Rooted in Master Planning
For Ivory Development, long before construction begins, the team focuses on how a community will function and feel once residents move in. Jackson explains, “We really pride ourselves on meticulous planning. It’s not just about fitting homes on a piece of land, but about what life will feel like for the people who live there.” He adds, “Years of experience developing communities across the Wasatch Front have shown us how important those early planning decisions are in shaping livability and long-term value.” This perspective allows Ivory to approach each new site with clarity. They consider density, layout, and community design while adapting plans to the unique character of each location. Jackson emphasizes, “No two communities are the same. What works in Millcreek won’t necessarily work in West Jordan, so we tailor our approach to fit the market and site.”
Concept Planning and Collaboration
Early concept planning plays a key role in Ivory’s development strategy. These initial plans help guide land acquisition decisions, establish feasibility, and support entitlement conversations with municipalities. “The concept plan is our first real look at what’s possible,” says Jackson. “It gives us and our partners a framework to move forward. Without that early clarity, it’s hard to make confident decisions on land purchases and entitlement strategies.” He also notes the value of partnership: “Working with FOCUS is critical. They understand our vision and translate it into technical plans that account for site conditions and regulations. That kind of collaboration keeps things moving smoothly.”
Planning for Lasting Value
Ivory’s development philosophy is guided by a commitment to long-term value and community making. The team approaches each project with the belief that thoughtful planning today leads to stronger communities tomorrow. Jackson says, “Our motto states that we care about your home today and its value tomorrow. That’s more than a slogan—it guides how we design and build communities that people want to live in for years to come.”
This philosophy is reflected in several upcoming developments, including new communities in Layton, West Kaysville, Millcreek, West Jordan, and East Sandy. Jackson shares, “We’re excited about the variety of projects coming this year. Each one reflects our commitment to creating places where people feel connected and at home.” FOCUS Consulting is proud to partner with Ivory Development in supporting the planning and entitlement efforts that help bring these communities to life.
