Design Matters: The Value of Structural Analysis of Existing Buildings

Structural analysis is an essential part of repurposing buildings and preparing them for new uses. At FOCUS, this work often begins long before design concepts take shape. Structural Department Manager, Brad Mason, explains that the team’s first priority is understanding what already exists.

“We use structural analysis to analyze an existing structure to understand it’s capability to support the current or new intended use.” Brad says. He notes that every building type carries different load requirements. “The purpose of the building is how we develop our loads. If you change the purpose you have to apply the new design criteria to the existing structure.”

Clear Communication Drives Better Outcomes

The team’s first step is gathering as much information as possible about the building’s history. They review as-built drawings when available and contact those who may have knowledge of the building to learn how the structure was originally designed. Brad compares this stage to detective work. “The biggest challenge is determining what is currently there. It takes a lot of investigation, but once you have a good history, it sets up the project well,” he explains.

Repurposing a building can become complex and costly if changes affect major structural elements. Brad shares how communication is one of the most important parts of the process. “You have to work with the builder, the owner, and the designer to come up with economical solutions,” he says. He adds that open conversations often reveal adjustments that can save time and cost without limiting the design. One example Brad often sees is the size and placement of openings. “If you want to put in an eight-foot window you might create seismic repercussions. If you make it six feet you might avoid those,” he says. A simple difference in window size makes all the difference.

A recent structural project involved converting an office building into an Extra Space Storage facility. This project required extensive calls and research to understand the existing floor system. Brad states, “It helped us get the best understanding we could of what was there and how we could use it.”

Collaboration Across Disciplines

Structural analysis affects architecture and every engineering discipline. FOCUS works closely with clients to coordinate solutions that respect the structure while supporting the design intent. Brad says this collaboration is what makes the work rewarding. “Repurposing a space is a team effort,” he says. “We are creating something new together and trying to meet everyone’s intent.” With thoughtful investigation and strong communication, structural analysis helps clients reuse buildings safely and efficiently.
