Mountain Pointe Business Center is a 41.19-acre industrial development built in seven planned phases. Because the project was constructed over time, careful planning was required to make sure each phase connected smoothly and supported the client’s long-term goals for the site.

FOCUS provided complete civil engineering services, including the design of water, sewer, storm drainage, and power infrastructure. Coordinating the different phases and working closely with the city were critical to securing approvals and ensuring construction progressed in the correct order.

Design Challenges

One of the main challenges was linking all phases of the project while keeping ground elevations and underground utilities consistent throughout the site. Truck loading dock areas required extra attention to ensure slopes stayed gentle enough for safe and efficient truck movement. The team also coordinated closely with mechanical, electrical, and plumbing (MEP) consultants to make sure all ten units in each building had reliable power and gas service. FOCUS worked alongside the client, city staff, contractor, architect, and MEP team through regular meetings and ongoing communication. Questions during construction were addressed quickly, and lessons learned from early phases were used to improve later phases.

Engineering Process

FOCUS used Autodesk Civil 3D software to design site grading and utilities. The team designed the stormwater systems using standard engineering calculations and regional rainfall data to safely manage runoff. Surface types, such as paved areas and landscaped spaces, were evaluated to understand how water would flow across the site. A detailed land survey, completed using drones and traditional surveying equipment, provided accurate existing conditions for design.

Through collaboration and thoughtful engineering, FOCUS delivered a well-coordinated, multi-phase industrial development that supports efficient construction and long-term performance.
