Project Spotlight: Holbrook Estates Roundabouts
Holbrook Estates is a master-planned community in Lehi, Utah. The Estates is part of Holbrook Farms, one of Utah County’s fastest growing communities. Since 2016, FOCUS Engineering and Surveying has worked with Ivory Homes to provide master planning, landscape architecture, civil engineering, survey, construction staking, and transportation engineering services to support the 700-acre development.
The street plan for the community incorporates Lehi City’s transportation master plan for the area and identifies major collector, major arterial, and minor collector roads. Within Holbrook Farms, roundabouts and circular road patterns were planned to calm and divert traffic as efficiently as possible. Trails and bike paths also play a key role within the transportation plan. A large, centrally located park is linked to trails and serves as a connection between residences and businesses located in the master-planned community.
FOCUS worked closely with Lehi City and the project owner to design three roundabouts along 3600 West. Designed to meet American Association of State Highway and Transportation Officials (AASHTO) and City of Lehi standards, the roundabouts incorporate pedestrian and bike access to provide safe crossings. Transportation Department team members worked closely with their in-house civil engineering and surveyor counterparts to provide accurate elevations to determine an optimal grading solution that met project needs.
In addition to calming traffic and reducing congestion, the roundabouts provide a transition between land uses. They are beautifully landscaped in line with the overall design plan for Holbrook Farms and features pieces of the original Holbrook property. For example, one roundabout has a windmill in the center to pay homage to the Holbrook family.
This attention to detail doesn’t happen by accident. Because FOCUS designed the overall Holbrook master development, transportation engineers knew the area well and understood the vision of our client to create a strong sense of place and belonging. Through strong working relationships with Lehi City, FOCUS incorporated city needs into the design to promote transportation facilities that are multimodal, attractive, safe, and vibrant.
