Our Projects

The 12^th East Apartments was designed by Raw Design Studio.  The complex consists of two three-story apartment buildings that are connected by a concrete balcony walkway. Additionally, the walkway spans the two buildings and has an exterior stair system. Each apartment is designed to be structurally independent from a seismic perspective. Therefore, this plan presents challenges when designing the connection of the concrete walkways.

FOCUS engineers worked to develop a structural expansion system that allows for lateral drift so that each building can move independently while still being connected. Even though this solution took time, communication, and articulate problem-solving, FOCUS was able to meet all code requirements and the desires of Raw Design Studio.
