Vista View Condos consists of eight three-story buildings, each containing 22 condominium units, along with a central clubhouse. While the condo design was relatively straightforward, the main challenge was coordinating the design of eight distinct buildings and the clubhouse, ensuring that unique structural and architectural differences were properly addressed.

The clubhouse for example, featured several alternating roof heights, which required FOCUS to carefully design horizontal diaphragm transitions and provide detailed solutions for each elevation change. Additionally, the clubhouse awning included custom design elements, such as steel HSS kickers for support, in place of the standard cable and turnbuckle assembly. FOCUS also integrated a lateral design system in the condos using strong walls to enhance structural integrity. The engineering team ensured a seamless design process by identifying key challenges early, facilitating proactive coordination, and asking the right questions to make sure solutions were in place before they were needed.
