This unique project features a 1,000-square-foot detached pool house located above a large underground sports court. The client envisioned a multi-functional indoor/outdoor space combining recreation and entertainment for their family and future grandchildren, featuring a half basketball court, a full-sized pickleball court, an elevator, and a tunnel connecting this structure to the main residence.

Bringing the Client Vision to Life

FOCUS Engineering & Surveying provided comprehensive design, structural engineering, site planning, and surveying for this project. Our team collaborated closely with the city to navigate permitting and spatial constraints, ensuring the design was feasible and preserved the lot’s open space while fulfilling the client’s vision. The pool house includes a fully equipped kitchen, bathroom, entertainment area, outdoor fireplace, and a golf simulator, all supported structurally above the subterranean sports court. A landscaped roof with a putting green covers the portion of the sports court that is not below the pool house.

Addressing Constraints

The project presented several challenges, such as supporting the pool house above the underground court, engineering safe and accessible fire egress stairs, and designing the tunnel connection to the existing home. To address these, FOCUS presented multiple design and engineering options, fostering detailed discussions with the client to align solutions with their goals. Our structural and civil teams performed advanced load calculations, evaluated waterproofing strategies, and ensured compliance with local codes. When the complexity exceeded conventional design limits, we partnered with specialized consultants to develop innovative solutions.
