Blue Terra Development (BTD), headquartered in Boise, Idaho, stands out in the market with its unique investment opportunities in three main categories: RV parks, self-storage, and multi-family properties across Idaho, Utah, and Arizona. Established in 2021, BTD was born out of a necessity for recession-proof development, as articulated by Paul Hilbig, a partner at BTD. Revolutionizing RV Living

Center Point RV Park in Nampa, Idaho, made a remarkable debut by filling all its sites within a week. Building on that success, BTD recently unveiled its flagship RV park, SunCreek Point RV Park, in Caldwell, Idaho. This park exemplifies BTD’s commitment to providing state-of-the-art amenities and setting a high standard for RV living.

The park boasts 225 sites, a 10,000-square-foot clubhouse. It offers a range of amenities, including dog-washing stations, dog parks, a kids’ recreation area, a golf simulator, a putting green, an indoor fitness center, library, outdoor fire pits, and a variety of games, including bocci, cornhole, shuffleboard, and a pool table. There is also a private, child-free area for adults to unwind, making it a unique and appealing destination for all.

“We have drawn in individuals who have embraced RV living for a significant period—either due to economic circumstances or as a temporary solution while they strive to secure a more permanent residence and save up for a house or condo,” said Paul. A point of difference is that BTD treats its sites as long-term housing solutions, not just a place to play for the weekend.

BTD has ambitious plans, explained Hunter Christensen, one of the company’s partners. Over the next five years, they aim to continue to grow, developing as many as 15 RV parks. These new parks will complement and bolster each other, creating a community beyond individual parks or resorts. “We aspire to be recognized as one of the premier RV park companies in the country,” said Hunter.

Success Through Collaboration

Paul and Hunter credited FOCUS Engineering & Surveying with contributing to the success of collaborative projects in Arizona and Idaho. They praised FOCUS for effectively interacting with the city, the client, and BTD to keep the projects progressing despite challenges. Hunter appreciated FOCUS’s efforts to obtain certifications in states outside of their usual domain. “FOCUS is very flexible and accommodating,” said Hunter.

“Whenever I work with FOCUS, I feel like I’m their only customer,” said Paul. “They convey this message through their willingness to communicate and meet in person or over the phone whenever I need to.” He appreciates that FOCUS has provided excellent communication since day one. He mentions almost immediate response times, quick answers to questions, and problem-free updates provided when requested.
