Design Matters: The Wizardry Behind the Curtain for Construction Surveying & Staking

Before construction staking ever begins, the real work is already underway. Behind each point placed in the field is a process of surveying, modeling, and coordination that quietly shapes the outcome of a project. For Ish Bate, a survey technician in the FOCUS construction staking department, that work starts long before crews arrive on site. “A lot happens behind the scenes before we can begin staking a project. It all starts with just going out and surveying the raw land,” he explains.

Understanding the Existing Landscape

Every project begins with capturing reality as it exists today. Crews survey the site, documenting terrain, features, and conditions so the space can be recreated digitally and prepared for design. This step forms the foundation for everything that follows, whether the project is a commercial development, a residential subdivision, or a single lot. “We’re looking for everything,” Ish says. “What kind of vegetation is out there, what the terrain is like, if there are existing buildings, ponds, or fences—anything that’s out there, we need to understand it.” That information is processed and built into CAD before any staking begins. “There are usually a few weeks of reviewing and processing before we’re ready to start putting stakes in the ground, and sometimes even longer depending on the project.”

Coordination in Motion

While survey data defines the site, coordination drives the work forward. Ish’s role centers on connecting teams, organizing requests, and keeping field crews aligned with project needs. From the initial client request to daily field communication, coordination is constant. “That’s really what we’re doing all day, talking to the field crews, organizing them, coordinating when they’re going to be on site and what they need to do,” Ish says. Using project management tools alongside survey equipment, drones, and data collectors, the team ensures accuracy both in planning and execution. Still, real-world conditions demand flexibility. Ish explains the importance of responding to urgent calls from clients, “Sometimes a client is in the middle of building and realizes something’s missing. In these situations, we have to move quickly, find the right crew, and get them out there so the project keeps moving for the client.”

Precision and Progress

In construction staking, precision is critical because small errors can lead to costly consequences. “Even little mistakes can cause really large issues. We want to make sure we’re getting it right the first time,” Ish notes. That attention to detail extends beyond fieldwork to communication, timing, and coordination across teams. At the same time, the role itself is evolving. As part of a newer approach to coordination, Ish and his team are actively refining how the process works. “We’re still learning what this position looks like and how to support the crews in the best way possible. Every day we’re finding ways to be more efficient and improve how we communicate.” The result is a system that continues to grow and adapt, where unseen preparation makes visible work possible. By the time the stakes hit the ground, the design has already taken shape through careful planning, coordination, and a commitment to getting it right from the start.
