Located near downtown Provo with convenient access to I-15 and nearby parks, this mixed-use residential development is designed to support a connected and growing community. The current phase includes eight apartment buildings totaling 188 units and three townhome buildings with 18 units, with additional retail planned for future phases. FOCUS Consulting provided construction staking services for all civil utilities and building layouts. The team worked closely with the client and field crews to support ongoing construction activities, maintaining consistent communication and delivering field services on tight and evolving timelines.

Challenges and Site Conditions

Simultaneous vertical and horizontal construction created spatial constraints across the site, limiting available “real estate” for staking operations and construction coordination. With multiple trades working within a confined footprint, maintaining accuracy while supporting schedule demands required careful planning and adaptability in the field.

FOCUS applied a flexible, consultative approach based on a strong understanding of site conditions and construction sequencing. The team remained responsive to changing priorities, maximizing efficiency during each site visit and helping guide decisions in real time.
