This project involved the planning and consulting for a 20,390 square foot auto body repair facility on a 2.35-acre site within an existing commercial subdivision. A key challenge was accommodating required stormwater storage for both the subdivision and the site, which drains directly to an existing pond. To maximize usable space for shop operations and vehicle storage, FOCUS designed an underground stormwater detention system that met regulatory requirements while preserving site functionality. The team worked closely with the client and city to develop a concept plan that supported efficient operations, provided adequate parking, and complied with ADA and zoning standards. Through proactive coordination, participation in city review meetings, and rapid response to review comments, FOCUS secured project approval within a limited number of review cycles, aligning with the client’s goals and vision.
