This approximately 3,000-square-foot single-family home remodel required major structural updates, including new and enlarged openings and the relocation of interior bearing walls to accommodate the revised architectural layout.

Since the existing home was constructed with unreinforced masonry, the scope triggered a code-required lateral retrofit, requiring a full seismic analysis and design of a compliant lateral force-resisting system. FOCUS collaborated with the client to strategically place shear walls without compromising the design intent while addressing the brittle nature of the existing structure and challenging field conditions. The team developed tailored solutions for reinforcing modified openings and designed roof and floor diaphragm connections to ensure proper load transfer. Using in-house analysis tools and masonry design programs, FOCUS delivered a coordinated solution that balanced structural integrity, constructability, and architectural goals.
