Extra Space Storage tasked FOCUS to perform structural engineering for the remodel of a 50-year-old office building in Salt Lake City. The 130,000-square-foot structure, which is being converted into a storage facility, features pre-cast double-tee beams and incorporates concrete and steel elements within its exposed walls.

The remodel presented unique challenges, as the engineering was based on existing conditions with no as-built drawings available for the structure. The building’s structural system also differed from most modern designs, requiring creative and detailed solutions. Additionally, because the building was being repurposed for storage, it needed to accommodate a significantly higher load capacity than its original design.

In response, FOCUS conducted several site visits and thorough investigations. These efforts, combined with rigorous client communication, ensured the retrofit met the architectural needs of the building while remaining constructible and cost-effective.
