For Toby Cordova and the team at Century Communities, that process starts with a commitment to communication and a long-term vision for every project.
As director of planning, entitlement, land development, and architecture, Toby plays a key role in guiding projects from the earliest stages of land acquisition through project completion. “We do the full gamut,” Toby explains. “We go from land acquisition and entitlement to land design and development, and then we also handle architectural design and vertical construction.” That broad perspective supports Century Communities’ growing presence across 18 states, where the company builds everything from single-family homes and townhomes to multifamily communities, with an array of open park space and amenities.
A Culture Built on Communication
While Century’s footprint continues to grow, Toby believes communication is what keeps the company connected. “We have an in-house cheer called ‘Go Fight Win,'” he says. “When we finish a productive meeting with our team, that’s how we end it.”
With corporate headquarters in Denver and teams spread across multiple markets, maintaining alignment is a priority. Toby credits Century’s culture of communication for helping local offices stay connected and supported. “Even though they’re miles away, they treat us as if we’re in the office next door,” he says. “Communication is key.”

In an industry driven by schedules and deadlines, Toby values partners who can deliver quality work and help keep projects moving. “Ability to perform is huge,” he says. “We need partners who can meet timelines, provide quality work, and deliver accuracy.” That expectation has shaped Century Communities’ relationship with FOCUS. From lot-specific planning efforts to entitlement support, Toby says the partnership has helped advance projects efficiently and effectively. “FOCUS has been top-notch when it comes to negotiations, going to city meetings, fighting for us to get the project approved, and moving things forward.”
One recent project that highlights Century’s approach is Pinnacles Park, a community amenity that balances recreation with infrastructure. In collaboration with FOCUS Consulting, the park includes a major stormwater basin that doubled as a disc golf course while still providing gathering spaces, walking paths, and playgrounds for residents. “The city was very pleased with what they saw,” Toby says. “The design, the layout, the paths, the playground, pavilion, restroom facilities, and how everything interacted together worked really well.” Water-wise planting and long-term maintainability were also key considerations, ensuring the park can serve the community for years to come.
Looking Ahead
As developable land becomes increasingly difficult to acquire, Century Communities remains focused on identifying opportunities for future growth. “We’re in a big buying mode right now,” Toby says. “Raw land is getting harder and harder to find at a price that allows projects to pencil out.” For Toby and the Century team, the goal remains simple: continue building quality communities through careful planning, clear communication, and trusted partnerships.
