Project Spotlight: Marina Village at Daybreak

Daybreak is a well-known master planned community in South Jordan. It is consistently ranked as one of the top-selling communities in the United States due to its numerous amenities and quality of life. Marina Village is a lakeside townhome community at Daybreak. The residences include one-, two-, and three-bedroom townhomes with views of Oquirrh Lake from balconies and rooftop decks. Residents are within walking distance of local stores and restaurants, as well as a robust trail system and 22 acres of parks.
FOCUS completed the structural design of each of the townhomes. Custom in style, the elevated nine-foot or vaulted ceilings of the townhomes, combined with shifts and jogs in wall alignment, posed a unique design challenge for our structural engineers.
FOCUS analyzed load considerations to determine the proper structural support and determined a lateral force resisting system (LFRS) was more efficient and cost effective than a moment frame system. This system takes advantage of the flexibility of wood construction by utilizing more of wood sheathing to transfer force while still providing high lateral resistance.
FOCUS engineers also paid careful attention to South Jordan’s structural design requirements to assure compliance.
