Design Matters – From Concept to Permit: What Goes on Behind the Scenes of CAD
When a client approaches FOCUS Consulting with a project in mind, many come with a vision of how their future space should look and feel. Whether it’s a custom home, remodel, or residential development, the CAD Services team works to transform that vision into a clear, buildable plan.
Christian Broberg, a designer in the FOCUS CAD Services department, shares insight into the process that takes a project from concept to a permit-ready set of plans.
Defining the Vision Early
Every project begins with understanding the client’s goals. While many clients arrive with a general concept, refining that idea is an essential first step. Through an initial consultation, the team meets with clients, either in their home or at the office, to discuss possibilities and priorities. “They’re coming to us hoping that we will turn their concept into a reality,” Christian explains. “If they don’t have a fully developed idea, we help flesh that out with questions.” By working closely with clients early, FOCUS establishes a clear direction before assembling a proposal that outlines design, engineering, and site planning needs.
Developing the Design
Once approved, the project moves into design. Remodels often begin with documenting existing conditions, while new builds start from scratch. Within a few weeks, an initial design is shared for review. “It’s very typical that our client will have comments and tweaks,” Christian says. “That can take another week or two of back and forth depending on revisions.” This iterative process ensures the design aligns with both the client’s vision and the project’s practical requirements. Throughout this phase, clients review floor plans, elevations, and renderings that help translate technical drawings into a clear visual understanding.
After the design is finalized, the project transitions to engineering, often in-house within FOCUS’s structural team. Designers and engineers collaborate closely to ensure the project is both functional and buildable. “Our engineers work very closely with our design team to review and understand the project and the client’s expectations,” Christian says. Structural systems, materials, and budget considerations are all evaluated during this phase, resulting in a coordinated set of plans that reflect both design intent and performance needs.
It is also at this stage that the site plan is graded to completion. While much of the needed collaboration has already occurred with our site graders, this site-finalization period is spent on the remaining details. The driveway design and approach are solidified, and special attention is given to the needs of the site which may include retaining walls or water retention.
Preparing for Permit
With design and engineering complete, the project is compiled into a final permit set. This includes architectural drawings, engineering plans stamped by a licensed professional, and a site plan detailing placement, grading, and access. While clients submit plans to the city, FOCUS remains involved throughout the review process. “Should the city come back with questions or comments, we’re happy to address those,” Christian explains. “We’ll even get on the phone, or meet in person with the plan reviewer to ensure a smooth experience.”
From the first conversation to final approval, the CAD process is built on communication and coordination. Each step involves close collaboration between the client, designers, and engineers.

Christian emphasizes how preparation makes the process even smoother. “The more a client knows about how they want their space to feel and look, the easier it is to deliver. For clients that don’t know, we’re very willing to help work through those ideas and develop that vision.” FOCUS remains accessible, ready to answer questions and guide decisions throughout the entire experience. By the time a project reaches the permit stage, what began as an idea has been carefully developed into a coordinated, buildable plan.
