Century Pinnacles Park- Eagle Mountain, Utah

Century Pinnacles Park is a six-acre, public open space designed in conjunction with the Century Pinnacles subdivision in Eagle Mountain. The park boasts a core area of play elements and site furnishings organized in a compelling radial design. There are four secondary elements surrounding a large focal playground structure, including a pavilion, restroom, swingset, and zipline. Each element is intentionally placed in a way that compliments the radial pattern. These secondary elements are bordered by turf sod and formal shrub beds to create rhythm in the design and visual interest. As with many creative works, the initial park design was developed through a collaborative process using pens and trace paper and refinded over several months into the the final park design we have today. One challenge of this project was implementing the stormwater management system in a way that would be both functional and attractive. FOCUS also designed a comprehensive irrigation plan for the park.

Jones Ranch Drainage Plan- West Jordan, Utah

As part of Jones Ranch, a 592-acre master planned community located in West Jordan, FOCUS has been working hand in hand with West Jordan City public works and engineering to provide a conceptual drainage plan for the area. Jones Ranch is bisected east and west by approximately 1.8 miles of Barney’s Creek. FOCUS has worked with the city to provide a conceptual drainage design for the master planned development that includes some re-construction of Barney’s Creek, adding regional detention ponds, upgrading an existing regional pond to handle additional capacity, and coordination with state and county officials.

Challenger School- Sandy, Utah

Challenger School tasked FOCUS with the survey and site civil engineering work for its 7.5-acre campus in Sandy, Utah. This included roadway design for UDOT along 700 East, and full site design, including circulation plans for student drop off, playground and field grading, utility design (storm drain, sewer, water, power, and gas), parking lot design, and sidewalk routing. The site’s significant slope, which falls 10 feet from east to west, presented challenges with storm water retention and ADA accessibility. The storm water outlet on 700 East was higher than the campus, so all storm water had to be retained on site. FOCUS utilized an underground storm water retention system to maximize the location of the building and playground. To ensure ADA accessibility, FOCUS designed an additional ramp to deal with the steep grade, and a raised, tabletop speedbump to maintain the sidewalk as an accessible route and to slow down traffic.

Utah Military Academy- Lehi, Utah

The Utah Military Academy is a 2-story, 60,000-square-foot school sitting on 6 acres in Lehi, Utah. It is part of the Holbrook Farms master planned community and includes 1,200-linear feet of backbone roadway to provide access and utilities to the site. FOCUS provided boundary and topography survey, civil engineering design of the site, utility and drainage design, as well as the landscape architecture planting and irrigation plans. The site was located in the middle of existing agricultural land that was actively being farmed, which posed the challenge of keeping the farming operation going during development. FOCUS worked closely with the farmer to provide a temporary irrigation system that would function to their standards and allow them to keep farming. The irrigation system design had to work with the proposed site development and avoid conflicts with the proposed utility design. Close coordination between all parties was key to this project’s success.

Wood Hollow Estates- West Valley City, Utah

The project site’s steep slope and location adjacent to U-111 posed some unique challenges. FOCUS worked closely with the developer to provide precise grading and specific lot drainage to meet its requirements and desired functionality for the various home plans. This included the design of several retaining walls, which required substantial coordination with UDOT due to their proximity to U-111. With no outfall location for storm water, FOCUS designed the site to retain all storm water. Water pressure on the site was extremely low, so finished grades were designed to meet state’s water pressure requirements. This required the top of a hill to be cut down to achieve the minimum water pressure. FOCUS also worked closely with UDOT on improvements to the intersection at 6200 South and U-111, including modifications to the signal system and nearly 2000 feet of new acceleration and deceleration lanes to safely manage traffic going in and out of the development.

Arcadia- Sandy, Utah

Located just north of the I-15 9000 South exit, Arcadia Apartments offers easy access to the interstate, shops and restaurants. The developer, Wasatch Residential Group, used a loan originated by the Utah Housing Coalition to fund the construction. The affordable housing community features two, five-story apartment buildings with modern one-, two-, and three-bedroom floor plans. The buildings are wrapped around a seven-story parking structure. Amenities include a community courtyard, picnic area, fitness center, and swimming pool. With a project site that sloped approximately 25 feet from east to west, FOCUS worked collaboratively with the architect to step the large building footprints down the slope. The finish floor elevation of the west building is set a little below grade on the east site, putting the building several feet above grade on the west side. For the east structure, FOCUS designed the building with an entire floor stepping from east to west, so the west end is a full story below the east end of the building. The innovative design approach met the demands of unique site conditions.

Holbrook Industrial- Lehi, Utah

One of the main challenges for the team was creating a design solution that complemented the proposed and existing developments in the site. Another key issue was placement of the large industrial buildings. FOCUS designed for minimal impacts to existing site conditions while providing easy maneuvering of trucks to get from public roadways to docks safely. We closely coordinated the placement of buildings, paths of egress, and drive aisles with the location of site utilities.

Ivory Ridge- Lehi, Utah

This master-planned community encompasses 366 acres and features a diverse selection of residential product types. Located on the east side of Lehi, Ivory Ridge offers easy access to the freeway and stunning mountain views.

The Addenbrook- West Jordan, Utah

This is a multi-family phase of The Highlands Master Plan in West Jordan which contains 170 units. It contains a mixture of twin-homes, town homes and single family lots. This phase was also developed by Peterson Development in partnership with Garbett Homes.

Granite Townhomes- South Salt Lake, Utah

Granite Townhomes are located on the site of the old Granite High School and include 113 three-story townhomes, a clubhouse with pool and spa, and amenity areas built on approximately six acres. The two- and three-bedroom units range from 1350 to 1600 square feet.
