Project Spotlight: Canyon Park

Canyon Park is a 79-lot single-family residential development located on approximately 23.5 acres in Orem, Utah. The project transformed a former business park into a new neighborhood, requiring the demolition of two large commercial buildings and a large parking lot before development could begin.

Building Community Support

FOCUS developed multiple concept plans and worked closely with the client, Orem City staff, city council members, and residents to evaluate potential development options. Through this collaborative process, the project evolved into a single-family community with dedicated park space. While the approved plan resulted in fewer lots than originally proposed, it became a project that both the city and neighboring residents could support.

The site presented several design challenges, including extremely flat topography, numerous existing utilities, and an open space corridor along the western boundary that residents wanted preserved for recreation and wildlife viewing. To help address grading needs, FOCUS evaluated opportunities to reuse existing asphalt and concrete from the demolished buildings and parking areas as road base and fill material. This approach helped offset earthwork costs while preparing the site for development.

Coordinating Critical Infrastructure

Stormwater management was one of the most complex aspects of the project. An existing storm drain line serving upstream properties had to remain operational while maximizing onsite infiltration. FOCUS designed a system of interconnected sumps and perforated storm drain pipe that slows runoff, promotes infiltration, and safely conveys larger storm events to the city’s storm drain system. Roadway grades were also carefully designed to create secondary drainage pathways, providing additional protection during extreme storm events or blocked inlet conditions.

Significant utility coordination was required along 1200 North, which housed a major sewer line, a 36-inch culinary water transmission line, power facilities, and communication infrastructure. FOCUS worked closely with Orem City, the Bureau of Reclamation, Rocky Mountain Power, and other stakeholders to develop solutions that protected existing infrastructure while preserving future maintenance access.
