Panorama Mixed-Use Development

Panorama is a mixed-use development in Herriman, Utah. It spans 555 acres and will include a variety of residential, recreational, and commercial spaces. The development features 1,300 units, including townhomes, apartments, single-family homes, and commercial properties—all complemented by parks, trails, and village-style planning. FOCUS Engineering & Surveying provided site civil, survey, and land planning services for the project in collaboration with DAI.

The client tasked FOCUS with creating a comprehensive master plan for the entire 555-acre property. This master plan would outline the overall vision for the development. It would include a series of detailed village plans for smaller, individual areas within the project. The village plans would zoom in on specific sections of the property, providing clear layouts and ensuring a seamless integration of each part of the community. In addition, the client requested a Master Development Plan (MDP) to communicate the project’s design standards, regulatory requirements, and other key information to the city. This would be critical in securing the necessary approvals and entitlements for the project.

FOCUS’s Approach

The scale of the project presented a significant challenge, as managing a large master development plan of this size required careful planning and coordination across multiple stakeholders. Additionally, the extreme topography of the site posed difficulties in designing a development that would work with the natural hillside contours. The project also involved multiple landowners, with changes in ownership over time, adding complexity to the planning process. Furthermore, ensuring that the development aligned with adjacent projects and coordinated with external stakeholders was a key challenge.

To address these issues, FOCUS implemented an approach centered on continuous collaboration. Over the course of several years, we maintained a close working relationship with the client’s marketing team, internal engineering teams, and Herriman City staff to ensure that the master plan and village plans met all the necessary requirements. The team engaged in an iterative design process, refining the master plan and village plans with each new phase. We incorporated feedback from both the client and the city. Multiple iterations of the MDP allowed us to build upon each version, incorporating new information, adjustments, and revisions as needed. This ensured the final plans were comprehensive and met all requirements. By providing expertise in planning, engineering, and landscape architecture, we helped design livable, safe, and aesthetically pleasing neighborhoods that fit the project’s goals.

Panorama Park

A standout feature of the development is Panorama Park, which FOCUS designed as a central hub for the community. This park serves as a gathering space for residents and visitors alike, offering recreational opportunities and a beautiful view of the surrounding area. The project also includes an extensive trail system that weaves throughout the development, providing both aesthetic and functional benefits. The trail system offers seamless access to parks, open spaces, and neighborhoods. These encourage outdoor activity and enhance the overall quality of life for residents.

This entirety of Panorama represents a significant achievement in urban development, balancing innovation, design excellence, and environmental integration. FOCUS’s role in shaping the project from its inception through to the final design phases has resulted in a development that meets the needs of the client, the city, and the future residents.
