Parkway Fields Residential Development

Parkway Fields is a large residential development project spanning more than 150 acres in Eagle Mountain, Utah. The development, which is designed to help meet the growing need for quality, affordable homes, is being constructed by Lennar, with FOCUS providing surveying, structural and site civil engineering, construction staking, and CAD services to support the project’s progression.

Collaborative Efforts and Efficiency on Site

Our Site Civil team provided a Home Construction Grading Plan (HCGP) for the development. This plan addressed soil conditions and ensured the site plan aligned with the client’s expectations. After obtaining sewer depth and elevation data from our surveyors, our CAD Services team also worked with Lennar to position the individual lot footprints and help create individual plot plans. Key elements in the plot plan included grading, drainage, and sewer depths.

A unique challenge in this project was the soil, which was clay-like and didn’t drain as typical soil would. This created drainage issues, which FOCUS addressed by implementing a grading strategy. The strategy involved setting the homes higher on the lot and designing an underground water retention system. This approach helped to effectively manage drainage without the need for pumps, saving costs while addressing the difficult soil conditions. FOCUS worked collectively with Lennar to ensure that the project met their goals and adhered to the highest standards of quality.

Having our survey field crews in the area as often as possible enabled our team to be readily available and responsive to Lennar’s every need. As construction began and topography and grading plans were prepared, FOCUS’s surveyors made additional trips to update construction drawings in line with on-site changes. This ensured that the design remained accurate and aligned with the actual site conditions at all stages of the project.
