Day Ranch is Woodside Home’s energy-efficient community that offers quick access to Silicone Slopes, shopping centers, and outdoor recreation areas. With quick access to I-15 and Bangerter Highway, the residential development features 487 townhomes and 34 single-family lots on approximately 48 acres.

After Woodside Homes purchased the Day Ranch projects, FOCUS was hired to work through a variety of existing conceptual floor plans to complete design plans to be permit ready while at the same time commencing survey and full civil design for the townhomes and single-family parcels. FOCUS also compiled townhome buildings from individual units and prepared construction documents for submittal.

This townhomes project provided the FOCUS structural department a unique opportunity to innovate. The client asked the team to not only complete the structural engineering for each townhome building, but also the Manual J and D design -- universal standards for the design and installation of residential HVAC systems. The team capably met a three days per building accelerated schedule.

The site is predominantly flat and does not have a natural discharge point because of the nearby Draper FrontRunner station and Union Pacific rail embankment that separate it from the Jordan River. To ensure proper site drainage, the grading process demanded meticulous care. The original layout designed by another engineering firm was thoroughly reviewed and adjusted to meet Bluffdale City requirements.

To enable the passage of all storm water through a single discharge point, FOCUS designed the site to surface flow as much as possible to a central detention basin in the community’s geographic center. FOCUS also designed a system of yard drains that tie back to the main drainage system to facilitate drainage between buildings and back lots.

Residents enjoy a large neighborhood park sited in the center of the community as well as a smaller park tucked into the southwest corner to connect to open spaces.
