Located just 15 minutes from Park City’s Main Street and downtown Salt Lake City, Discovery Ridge is a beautiful 72-acre mountain residential development. This integrated community of affordable and market-rate housing includes 54 townhomes and 43 single-family homes, all with two-car garages. Thirty of these units are classified as deed-restricted housing for those working in the area’s essential services.
Nestled in a wooded setting, 70% of the land has been left as open space. The community has a stream through it and backs up to the Toll Canyon Open Space Park. The mountainous site posed significant engineering challenges including steep topography, difficult soils conditions, existing mature trees, wetlands, and a flood plan. FOCUS provided design solutions that capably worked through all constraints.
The steep slopes required structural designs that accommodated unique basement and foundation wall scenarios. Each building incorporates custom high-end elements and despite strict county development requirements, the permitting process was efficient.
