Gabbott’s Row is a 40-unit residential development featuring a mix of townhomes and apartments designed for urban living. FOCUS managed the grading design and coordinated across disciplines to ensure project success by maintaining close communication with stakeholders to stay on budget, incorporate ADA-compliant amenities, and comply with city codes.

Grading the site was particularly challenging due to surrounding existing infrastructure. FOCUS designed positive drainage away from buildings, added an amenities package in a tight space, and ensured drives and entrances had manageable slopes while maintaining accessibility to existing pedestrian walks. Fire safety was a major priority due to the building height exceeding 30 feet, which triggered the requirement for aerial apparatus access. FOCUS led multiple meetings with the fire department to confirm the project met fire protection requirements. The high-density nature of the development also required upsizing the water main. Extensive coordination with the city and contractors during construction was necessary to upgrade infrastructure and maintain service reliability. Creative solutions were implemented throughout to meet these complex requirements.
