This project involved the remodel and expansion of an existing detached garage, increasing the structure from 440 square feet to 1,040 square feet while introducing livable lounge space above. The client’s goal was to expand the size and functionality of the garage while maintaining compliance with city-imposed height restrictions and working within the footprint of the existing structure. FOCUS collaborated closely with the client and city throughout the design process, providing architectural consulting to balance form, flow, and regulatory constraints. Challenges related to limited allowable building height were addressed through innovative design solutions, including slim floor framing and the strategic use of dormers to improve headroom within the upper-level living space, resulting in a functional and code-compliant garage addition.
