This single-family residential project encompasses approximately 15,875 square feet on a steeply sloped 0.36-acre lot with limited grading area, requiring creative solutions to establish a stable building pad and usable outdoor space. Rock retaining walls were incorporated to create functional backyard areas while preserving the natural slope of the site. FOCUS provided surveying, site design, and grading services to address the challenging terrain and city height restrictions. Drawing on prior experience with Park City requirements, FOCUS guided the client in setting the home at a compliant elevation and integrating retaining walls that maximized usability without exceeding height limits. Through consistent communication and multiple plan reviews, FOCUS delivered a balanced grading and drainage design that effectively managed stormwater, maintained site stability, and met city approval.
