The Citizen is a large podium-style apartment development located on a constrained 1.81-acre downtown Salt Lake City block, with the building occupying nearly the entire site at approximately 74,530 square feet. The project includes 264 residential units and is bordered by existing streets on three sides, creating unique design and coordination challenges.

FOCUS provided surveying and civil design services for the development. Due to the building’s size and tight urban footprint, significant grading challenges arose when establishing consistent floor and door elevations while maintaining ADA-compliant access around the entire structure. FOCUS worked closely with the architect to coordinate exterior site constraints and identify architectural adjustments that supported accessibility and constructability. Civil design efforts utilized Civil 3D, along with storm drain pond sizing and pipe sizing calculations, to deliver a functional, compliant design within the limitations of the site.
