This 12-story, 400-unit hotel renovation involved evaluating and updating the 40-year-old structure as part of a proposed redevelopment into a mixed-use building with micro apartments, office space, retail, and approximately 11,000 square feet of meeting space. FOCUS provided structural engineering services beginning with a feasibility analysis to evaluate potential major structural modifications, including removing columns and walls on the lower levels. The team conducted site investigations, researched existing structural systems, and used scanning technology to locate reinforcement within walls. Following the feasibility study, FOCUS designed several targeted structural upgrades, including a large cantilevered concrete entry canopy, new storefront openings, mechanical equipment supports, and localized retrofits, helping the project team evaluate improvements while maintaining the integrity of the existing structure.
