Hidden Oaks- Herriman, Utah

Hidden Oaks is a master planned community adjacent to Butterfield Canyon comprised of 823 homes. FOCUS was involved with the master planning, which included the realignment of Butterfield Creek, and has done design work on all phases of the project. The site includes a small valley with steep slopes on both ends of the valley where it connects with other parts of the development. This topography posed design challenges with storm drain and earthworks. FOCUS engineers teamed up with outside water resource engineers to model the creek realignment, which enabled them to provide a storm drain design that didn’t require extensive earthworks costs.

Latitude 42 Apartments – Twin Falls, ID

Latitude 42 is an apartment complex with seven, three-story buildings comprising a total of 130 units and a clubhouse. It also features a playground, pickleball court, and a dog park. The complex’s extensive footprint posed a challenge in meeting the city’s water retention requirements. The FOCUS team considered various options to address the challenge, including using a StormTech drainage system. However, after consulting with the client, it was determined that a seepage pit would provide the best solution.

EPIC SHINE – Nampa, ID

Epic Shine needed site plans and construction drawings for a new carwash location in Nampa, Idaho, and tasked FOCUS to complete the necessary deliverables in a very short timeframe. FOCUS accepted the challenge and allocated sufficient engineering and landscape architecture resources to ensure the project could be completed according to the client’s tight schedule.

Bell Tower Office- Meridian, Idaho

The Bell Tower Office is a commercial 4 acre site in Meridian, Idaho. The parcel selected by FSONE Development is located within a quiet safe community with residential adjacency. A portion of the west side of the property has an existing trail and corridor planting which creates great curb appeal and pedestrian access to the development along Ten Mile Road. This was a project where a great amount of accuracy and attention to detail was needed as this will be the location of FSONE Developments new office. This is a mixed office / medical building. While working with the City of Meridian on the project, the parking requirements were very minimal. FOCUS through the direction of the client maximized on the greatest density of parking we could fit on site to help with the anticipation of many guests visiting the site for the services provided within the building. Around the building open space a seating area with picnic tables surrounded by a large suave of planting was provided to create a private place for the tenants to enjoy lunch or discuss business outdoors. A mixture of decorative river rock and planting with various textures were provided in the theme of the exterior spaces. The location of the site is one mile and in close proximity to the Vietnam Veterans Memorial Highway, providing easy access from the main interstate in Meridian.

Latitude 96 Apartments – Caldwell, ID

Latitude 96 development is located along east Ustick Road in Caldwell, Idaho. This 96 apartment development is located off of Ustick Road which has plans for a major widening of the main arterial road. The north portion of the property has a designated 25’ landscape buffer to enhance the main frontage along the road corridor. The developments main center core of the site provides amenities for all of the residents and includes: a 2,000 sf clubhouse, playground, pavilion and picnic tables, and open lawn space. The city and the client FSONE development both collectively agreed that providing 4 electric vehicle charging stations would be a great benefit for the growing users of electric vehicles. A variety of evergreen and deciduous trees and shrubs are proposed along the perimeter of the site to provide an enhanced planting buffer on site. The development is adjacent to many businesses and has great walkability and an 8’ wide trail throughout the development. There is one covered parking space allotted for each resident and provided parking for guests. The apartment units have a great variety of color and materials on the building facades that lend to a very aesthetic look. The planting palette chosen for the site compliments the building materials and creates a cohesive and appealing place to reside.

Center Street & Wasatch Street- Midvale, Utah

FOCUS was asked by Midvale City to provide survey, landscape, and roadway improvements along two major roads within the city limits – Center Street and Wasatch Street. For both roadways, our team of surveyors, landscape architects, and roadway engineers worked very closely on the gathering of survey information, design of roadway improvements, and landscape to enhance the aesthetics along these roads. The right-of-way along Center Street and Wasatch Street was researched and established and the proposed design was all maintained within these right-of-way limits. We held weekly progress meetings to ensure the project was progressing and staying on schedule, and coordinated with the city on specific landscaping details to meet the goals of this project.

Holbrook Farms Park- Lehi, Utah

Holbrook Farms Community Park was developed in a collaborative effort with Ivory Development, Playground Consultants, and Lehi City, with the understanding that it will ultimately be dedicated to Lehi City. Several objectives helped drive the design, including the desire to provide a recreational landmark for the community, incorporating trails and recreational connectivity, and the use of non-traditional park landscaping, including native & meadow grass rather than exclusively turf sod. The design of the 33-acre park incorporates a single-direction, looping road to bring park visitors “into” the park and create a more immersive park experience, as well as intentional grading to create vertical interest and recreational opportunities, such as sledding and off-road cycling. FOCUS designed the irrigation plan with water efficiency and intentional storm-water management being of utmost importance.

Anderson Farms Park- Lindon, Utah

The 10-acre park located in the Anderson Farms community in Lindon provides an amenity rich open space for nearby residents. City involvement throughout the design process ensured that Lindon City Parks Department was provided with a park to meet the city’s specific needs. With a large pavilion, playground, pickleball courts, basketball courts, play fields, picnic shelters, and a walking trail, the park provides recreation and fitness opportunities for a range of abilities and preferences. An existing constraint that, by necessity, influenced the design is an overhead power line with multiple poles. The power corridor couldn’t be ignored and ended up becoming a design opportunity which helped provide framework for the design. FOCUS also designed a comprehensive irrigation plan for the park.

Century Pinnacles Park- Eagle Mountain, Utah

Century Pinnacles Park is a six-acre, public open space designed in conjunction with the Century Pinnacles subdivision in Eagle Mountain. The park boasts a core area of play elements and site furnishings organized in a compelling radial design. There are four secondary elements surrounding a large focal playground structure, including a pavilion, restroom, swingset, and zipline. Each element is intentionally placed in a way that compliments the radial pattern. These secondary elements are bordered by turf sod and formal shrub beds to create rhythm in the design and visual interest. As with many creative works, the initial park design was developed through a collaborative process using pens and trace paper and refinded over several months into the the final park design we have today. One challenge of this project was implementing the stormwater management system in a way that would be both functional and attractive. FOCUS also designed a comprehensive irrigation plan for the park.

Herriman Historic Park- Herriman, Utah

FOCUS contracted with Herriman City to provide a design for a new city park that highlights the history of Herriman. Land development in Herriman continues at a rapid pace, and it was important to the city to set aside a property that could highlight aspects of its original history. The focal point of the park is a historic home from the late 1800’s, which is planned to be restored in conjunction with construction of the park. The FOCUS team worked closely with the city to provide conceptual designs and ideas consistent with the desires of the city and residents. Working within the constraints of topography, limited budget, historical elements, and public feedback, FOCUS was able to create a site layout and landscape design that is functional, historically sensitive, and meets the needs of the city and surrounding residents. FOCUS also designed a comprehensive irrigation plan for the park.
