Holbrook Farms Drainage Plan- Lehi, Utah

For the 900-acre master-planned community known as Holbrook Farms in Lehi City, FOCUS designed the storm drain system. This included two regional ponds for the entire development and trunkline system throughout all of the backbone roadways. The trunkline system included the design of 1.2 miles of a piped storm drain system, with 0.25 miles of 66” diameter pipe. The regional pond located just west of the Jordan River holds over 600,000 cubic feet of water, and required some wetlands mitigation and coordination with the state and county to discharge into the Jordan River.

Jones Ranch Drainage Plan- West Jordan, Utah

As part of Jones Ranch, a 592-acre master planned community located in West Jordan, FOCUS has been working hand in hand with West Jordan City public works and engineering to provide a conceptual drainage plan for the area. Jones Ranch is bisected east and west by approximately 1.8 miles of Barney’s Creek. FOCUS has worked with the city to provide a conceptual drainage design for the master planned development that includes some re-construction of Barney’s Creek, adding regional detention ponds, upgrading an existing regional pond to handle additional capacity, and coordination with state and county officials.

Wood Hollow Estates- West Valley City, Utah

The project site’s steep slope and location adjacent to U-111 posed some unique challenges. FOCUS worked closely with the developer to provide precise grading and specific lot drainage to meet its requirements and desired functionality for the various home plans. This included the design of several retaining walls, which required substantial coordination with UDOT due to their proximity to U-111. With no outfall location for storm water, FOCUS designed the site to retain all storm water. Water pressure on the site was extremely low, so finished grades were designed to meet state’s water pressure requirements. This required the top of a hill to be cut down to achieve the minimum water pressure. FOCUS also worked closely with UDOT on improvements to the intersection at 6200 South and U-111, including modifications to the signal system and nearly 2000 feet of new acceleration and deceleration lanes to safely manage traffic going in and out of the development.

Arrival- Eagle Mountain, Utah

As FOCUS engineers developed the storm drain and flood control master plan for the community, they recognized the soils would prove challenging for locating septic tanks. FOCUS worked with Eagle Mountain City to address drainage requirements while configuring the best project layout to meet ordinances. By collaborating closely with the geotechnical engineer to identify site-specific conditions, lot layouts were adjusted to meet local and State Health code requirements.

Juniper Estates Residential Subdivision- Herriman, Utah

FOCUS provided engineering and survey for this 50-lot residential subdivision, phase 3 of 5. We prepared detailed rough and precise grading plans and created an earthworks spreadsheet to account for the roadway section, utility trenches, basement spoils, and the finish grade minus existing grade.

Oquirrh Meadows Phase 5- Magna, Utah

Our CAD Services team drafted the complete home plan set for the entire subdivision of single-family homes, including floor plans, elevations, sections, framing plans, shear plans, and graded site plans.

Still Water Homes- Syracuse, Utah

FOCUS provided full-service surveying and engineering of 11 phases of this project. The site is over 137+ acres and includes 700 lots on a very flat site.

Clearstone Subdivision- West Valley, CIty

The production homes that were completed for Hallmark Homes required quick turnaround times and simple, accurate plans. A Revit base was created for each home type and used for all future re-use plans, allowing for quick engineering and drafting. Through this process, structural engineering was able to complete within just a few hours. Working with our in-house CAD Services team, we were able to get the final product to the client within five business days.

Day Ranch Energy-Efficient Community- South Jordan, Utah

Located minutes from I-15 and Bangerter Highway, Day Ranch is Woodside Home’s energy-efficient community that offers quick access to Silicone Slopes, shopping centers, and outdoor recreation areas. The residential development features 487 townhomes and 34 single-family lots on approximately 48 acres.
