Garden Lofts
Garden Lofts is a 272-unit apartment building located in downtown Salt Lake City, Utah. It features studio, one-, two-, and three-bedroom apartments from 495 to 1,331 square feet, as well as a community clubhouse, residents lounge, garden-style courtyards, and a fitness center.
The six-acre site dropped about four feet from north to south, which required locating the “sweet spot” for grading and then designing retaining walls to create a functional flat pad for the building. There was no storm drain connection points along the south side of the building, so the team designed a pump system from the StormTech detention basin, sending water through a pipe under the building and through the adjacent property to connect with the storm drain pipe at 200 West.
Because Garden Lofts fronts a one-way road, the FOCUS transportation team had to create a deceleration and turn lane along the left side of the road, which is a unique layout considering it is on the opposite side of the road compared to a typical design.
