Chloe’s Pointe- Ogden, Utah

Chloe’s Pointe is a 114-unit apartment community located in downtown Ogden. The four-story building offers one- and two-bedroom units ranging in size from 697 to 1000 square feet. Amenities include a common area and interior patio, balconies, fitness center, and parking. FOCUS was tasked with completing the structural design of the 104,000 square-foot structure in seven weeks. Engineers coordinated with the architect to address fire rating requirements for the wood-framed building as well as design the load path sequence for all structural elements. The long rectangular complex features unique roof eyebrows, which cantilever out from the building below the parapet.

Hidden Ridge- Ogden, Utah

FOCUS was hired to design the load path sequence for all structural elements from the roof down to the footing system and foundation, as well as retaining walls. Drag struts were designed to resist the effects of seismic loads and proper load path at the transition between the three- and four-story portions. Other load-bearing elements for the wood-framed structure include wood joists and shear walls.

Arcadia- Sandy, Utah

Located just north of the I-15 9000 South exit, Arcadia Apartments offers easy access to the interstate, shops and restaurants. The developer, Wasatch Residential Group, used a loan originated by the Utah Housing Coalition to fund the construction. The affordable housing community features two, five-story apartment buildings with modern one-, two-, and three-bedroom floor plans. The buildings are wrapped around a seven-story parking structure. Amenities include a community courtyard, picnic area, fitness center, and swimming pool. With a project site that sloped approximately 25 feet from east to west, FOCUS worked collaboratively with the architect to step the large building footprints down the slope. The finish floor elevation of the west building is set a little below grade on the east site, putting the building several feet above grade on the west side. For the east structure, FOCUS designed the building with an entire floor stepping from east to west, so the west end is a full story below the east end of the building. The innovative design approach met the demands of unique site conditions.

Affinity 56- West Jordan, Utah

FOCUS provided full civil design spread over four phases. Engineers retrofitted a clubhouse and pool to an already approved set of drawings and advanced the changes through design and approval in under a month. While accessibility requirements for multifamily properties proved challenging due to the slope of the site, FOCUS engineers relied on their extensive experience to ensure stress-free design approvals. The community boasts hotel-grade amenities, including Utah’s first lazy river, a resort-inspired pool and spa, two clubhouses, multiple playgrounds, outdoor lounge areas, a resident garden, and a large clubhouse.

The Addenbrook- West Jordan, Utah

This is a multi-family phase of The Highlands Master Plan in West Jordan which contains 170 units. It contains a mixture of twin-homes, town homes and single family lots. This phase was also developed by Peterson Development in partnership with Garbett Homes.

Soleil Lofts- Herriman, Utah

FOCUS provided civil engineering services for this project, which is located on a hillside in Herriman, UT. The biggest challenge on this site was the slope of the terrain. The project slopes approximately 70 feet across the site, so we had to work with the owner and architect to come up with some unique buildings that step down the site. The buildings enter on the first floor on the downhill side, and second floor on the uphill side.

Marina Village at Daybreak- South Jordan, Utah

FOCUS provided structural engineering services for the townhomes in Marina Village, which feature one-, two-, and three-bedroom residences within walking distance of local stores, restaurants, and Daybreak’s SoDa Row shopping & entertainment area. Custom in style, the distinctive features of the residences include elevated nine-foot or vaulted ceilings and a rooftop deck that provides residents with beautiful views of Oquirrh Lake. FOCUS designed a lateral force resisting structural system to avoid a costly moment frame system. Careful attention was paid to South Jordan’s structural design requirements to ensure compliance.

600 Lofts Apartments- Salt Lake City, Utah

Located in the heart of downtown Salt Lake City, 600 Lofts brings much-needed housing to a section of the city dominated by car dealerships, surface parking lots, and hotels. The six-story building consists of 274 units in studio, one-, two- and three-bedroom configurations that sit above a two-level parking structure. The units are predominantly rented to individuals earning around 60 percent Area Median Income (AMI).

Granite Townhomes- South Salt Lake, Utah

Granite Townhomes are located on the site of the old Granite High School and include 113 three-story townhomes, a clubhouse with pool and spa, and amenity areas built on approximately six acres. The two- and three-bedroom units range from 1350 to 1600 square feet.

Seasons at Southpoint- Draper, Utah

The Seasons at Southpoint apartment complex, comprised of 120 apartment units with underground parking garages, is an impressive, luxurious community in Draper City, Utah. Sited with breathtaking views of the Salt Lake Valley, the community includes amenities such as a clubhouse, pool, fitness center, and welcoming open spaces.
