Chloe’s Pointe- Ogden, Utah

Chloe’s Pointe is a 114-unit apartment community located in downtown Ogden. The four-story building offers one- and two-bedroom units ranging in size from 697 to 1000 square feet. Amenities include a common area and interior patio, balconies, fitness center, and parking. FOCUS was tasked with completing the structural design of the 104,000 square-foot structure in seven weeks. Engineers coordinated with the architect to address fire rating requirements for the wood-framed building as well as design the load path sequence for all structural elements. The long rectangular complex features unique roof eyebrows, which cantilever out from the building below the parapet.

Hidden Ridge- Ogden, Utah

FOCUS was hired to design the load path sequence for all structural elements from the roof down to the footing system and foundation, as well as retaining walls. Drag struts were designed to resist the effects of seismic loads and proper load path at the transition between the three- and four-story portions. Other load-bearing elements for the wood-framed structure include wood joists and shear walls.

Stewart Retail- Orem, Utah

Located on University Parkway in Orem, the new retail building will include five retail units. FOCUS provided structural design services for the retail addition. The center’s unique roof framing includes a tower with windows on all four sides and a large elevated arched roof section. The materials and treatments were designed to match nearby existing structures along this busy commercial corridor.

Cooper Residence

This two-story, single-family residence is located on a large, sloped site near numerous canyons and trailheads. The 10,860 SF home features a walkout basement, indoor sports court, and rooftop patios. The homeowners enjoy large, mature trees and a creek that runs through the property.

Ambulatory Surgical Center- Washington Terrace, Utah

Located in the Pleasant Valley Medical Plaza, this two-story 10,943 SF building will house a medical clinic and ambulatory surgical center. When constructed, the exterior elevations will include a mix of materials including glass, metal panels, masonry cladding and brick veneer.

Draper Smiles Office Building- Draper, Utah

FOCUS engineers worked closely with the architect and contractor to ensure all parties were on th same page with structural adjustments made to the building during construction.

Marina Village at Daybreak- South Jordan, Utah

FOCUS provided structural engineering services for the townhomes in Marina Village, which feature one-, two-, and three-bedroom residences within walking distance of local stores, restaurants, and Daybreak’s SoDa Row shopping & entertainment area. Custom in style, the distinctive features of the residences include elevated nine-foot or vaulted ceilings and a rooftop deck that provides residents with beautiful views of Oquirrh Lake. FOCUS designed a lateral force resisting structural system to avoid a costly moment frame system. Careful attention was paid to South Jordan’s structural design requirements to ensure compliance.

River Heights Medical Offices- South Jordan, Utah

River Heights Medical building is a three story, 49,000 square foot medical office building intended for multiple tenants. FOCUS structural engineers avoided any expensive steel moment or brace frames by designing the entire building with wood shear walls. Accommodating both the large size of the building and the need for large, open, flexible spaces for future tenants required some teamwork and ingenuity to get the lateral force resisting system to safely and effectively function as all wood, and mostly confined to the exteriors of the building.

Lang Residence- Draper, Utah

The Lang residence consisted of a floor truss system, an open floor plan, and a 22-foot-high basketball court in the basement that required 20-foot foundation walls. The design of the home required creative structural engineering work and close coordination with the client, homeowner, and contractor.

Hampton Inn- West Valley City, Utah

FOCUS provided full-service engineering for the hotel site including topographic survey, subdivision platting, civil engineering, and landscape architecture. Once design was approved, we provided construction staking for the contractor.
